AI HOMES Technology LLC ("AI HOMES," "we," "us," or "our") is committed to protecting the privacy of our users. This Privacy Policy explains how we collect, use, disclose, and safeguard your personal data when you access or use our Platform, including our website, mobile applications, and all associated services.

1. Information We Collect

We collect the following categories of information to provide and improve our services:

Personal Data

• Full name, email address, phone number, and nationality
• Account credentials (encrypted passwords)
• Government-issued identification (for agent and agency verification)
• Professional licensing information such as RERA broker registration numbers
• Payment and billing information when applicable

Usage Data

• Device information (device type, operating system, browser type and version)
• Approximate geographic location, estimated from your IP address (the address itself is not stored)
• Pages visited, features used, and time spent on the Platform
• Referring websites and exit pages
• Crash reports and performance diagnostics

Property Preferences

• Saved searches, filters, and property shortlists
• Property type, budget range, and location preferences
• Enquiry history and communication records with agents
• Comparative analysis selections and report history

2. How We Use Your Information

We use the information we collect for the following purposes:

1. To provide, operate, and maintain the Platform and its core features
2. To personalise your experience with AI-driven property recommendations and market insights tailored to your preferences
3. To facilitate communication between buyers, agents, agencies, and developers
4. To verify the identity and professional credentials of agents and agencies
5. To process transactions, bookings, and service requests
6. To generate aggregated market analytics and reports
7. To send service-related notifications, updates, and promotional communications (with your consent)
8. To detect, prevent, and address fraud, security breaches, and technical issues
9. To comply with applicable legal obligations and regulatory requirements

3. Data Sharing & Third Parties

We do not sell your personal data. We may share your information with the following categories of third parties only as necessary to operate the Platform:

• Real estate agents and agencies: When you submit an enquiry or request a viewing, your contact details are shared with the relevant agent or agency to facilitate communication
• Property developers: When you express interest in off-plan projects, your details may be shared with the respective developer
• Service providers: We engage trusted third-party providers for hosting, analytics, payment processing, email delivery, and customer support
• Legal and regulatory authorities: We may disclose your data when required by law, court order, or government regulation, or to protect our rights and the safety of our users
• Business transfers: In the event of a merger, acquisition, or sale of assets, your data may be transferred as part of the transaction

All third-party service providers are contractually obligated to process your data only for specified purposes and in accordance with applicable data protection standards.

4. Cookies, Analytics & Visit Records

On your first visit we ask whether you accept analytics. Your answer is stored in a cookie named ah_consent for about thirteen (13) months, and you can change it at any time with the Cookie settings button at the end of this page. If your browser sends the Global Privacy Control signal, we treat it as a choice of essential cookies only.

If you choose essential only

• We use only the cookies needed to sign you in, remember your preferences and keep the Platform secure
• We count page views as daily totals per page. These totals are not linked to you or to your device

If you accept analytics

• We set a device identifier cookie (ah_vid, about thirteen months) and a session cookie (ah_sid, which expires after thirty minutes of inactivity)
• We record the pages and properties you view, how long a page stays open, questions you ask our AI assistant, and when you tap a WhatsApp, call or email link. Email addresses and phone numbers typed into a question are removed before it is stored
• We record your approximate city and country from the network you connect through, and your type of device and browser. We do not store your IP address; we keep only a coded value that changes every ninety (90) days, used to detect automated traffic
• We do not use browser fingerprinting and we do not request your precise location

Saved listings

When you save a property while signed in, we keep it with your account — the listing, where it is, its price when you saved it, when, and which portal you saved it on — so your saved listings are there on every device you sign in on. If you have accepted analytics, saving or removing a listing is also recorded as one of your visit actions, like viewing a page. You can remove any of them at any time on the Saved listings page. Our authorised staff can see the listings saved by accounts whose email address has been verified, to help with your search. If you are not signed in, a saved listing stays only in your browser, and moves into your account when you sign in there. Saved listings are included when you download your visitor record and are deleted when your record is erased.

When you tell us who you are

If you have accepted analytics and then sign in, send an enquiry, request a viewing or send a contract, we link that device's visit record to the name, email address and phone number you provided, including visits made on that device in the previous ninety (90) days. Our team uses this to understand which properties interest you and to follow up on your request. When you sign out, recording on that device continues without being linked to you.

Only authorised staff can see these records. Contact details are hidden by default, and every time a staff member views them, that access is recorded.

Interest scores and AI summaries

From these visit records we calculate how closely your activity matches someone ready to buy or rent, using fixed rules (for example, returning to the same property several times). For visitors who have accepted analytics, our staff may also ask an artificial-intelligence service to summarise what kind of property the visits suggest and to suggest matching listings from the Platform. That service receives only the recorded activity — pages, properties viewed and searches — and never your name, email address, phone number or IP address. The summary is a suggestion for our staff; no decision with legal or similarly significant effect is made about you automatically. You can object to this at any time by choosing essential cookies only or by contacting us.

If you have identified yourself and your activity suggests you are close to acting, our staff may be notified when you return to the Platform, or when new listings match the properties you have looked at, so that they can follow up. These notifications are deleted after one hundred and eighty (180) days, or sooner when the visit records they came from are deleted. Our staff may also see a map of the properties you viewed and of the approximate city your internet connection came from — never a precise location.

Some estate agencies and developers run their own portal on the Platform. If you accept analytics on such a portal, its authorised staff can see what you do on their portal — and nothing you do elsewhere on the Platform. They see your name, email address and phone number only if you sent them an enquiry or booked a viewing with them, and only the details you gave them. They may also ask the artificial-intelligence service described above to summarise your activity on their portal, under the same rules.

5. Data Security

We implement industry-standard technical and organisational measures to protect your personal data against unauthorised access, alteration, disclosure, or destruction. These measures include:

• Encryption of data in transit (TLS/SSL) and at rest (AES-256)
• Regular security assessments and penetration testing
• Access controls and authentication mechanisms for internal systems
• Secure cloud infrastructure hosted in UAE-based data centres
• Employee training on data protection and confidentiality

While we take all reasonable precautions, no method of transmission over the Internet or electronic storage is completely secure. We cannot guarantee absolute security of your data but are committed to promptly notifying affected users in the event of a data breach.

6. Your Rights

In accordance with the UAE Federal Decree-Law No. 45 of 2021 on the Protection of Personal Data and international best practices, you have the following rights regarding your personal data:

• Right of Access: You may request a copy of the personal data we hold about you
• Right to Rectification: You may request correction of any inaccurate or incomplete data
• Right to Deletion: You may request deletion of your personal data, subject to our legal retention obligations
• Right to Data Portability: You may request your data in a structured, commonly used, and machine-readable format
• Right to Restrict Processing: You may request that we limit the processing of your data in certain circumstances
• Right to Object: You may object to the processing of your data for direct marketing purposes
• Right to Withdraw Consent: Where processing is based on consent, you may withdraw it at any time without affecting the lawfulness of prior processing

Your visit record, without writing to us

When we erase your visit record at your request, we remove the visits, devices, interest scores and AI summaries linked to you, including those made on agency and developer portals. Unless you ask us not to, we also keep a one-way fingerprint of your email address and phone number — from which neither can be read back — so that a later sign-in or enquiry is not linked to you again. Enquiries you sent to an agency through its portal are that agency's records, and are not deleted by us; we tell you which agencies hold them.

Our record of staff access — who viewed or revealed a visitor's details, and when — cannot be altered or deleted, so that access can always be accounted for. It refers to visitors only by a number, never by name, email address or phone number, and searches our staff type are stored in a masked form.

7. Data Retention

We retain your personal data only for as long as necessary to fulfil the purposes outlined in this Privacy Policy, unless a longer retention period is required or permitted by law. Specifically:

• Active account data is retained for the duration of your account and for up to two (2) years following account closure
• Transaction records and financial data are retained for a minimum of five (5) years in accordance with UAE commercial and anti-money laundering regulations
• Visit records that are not linked to a person are deleted after ninety (90) days
• Visit records linked to a person are deleted twelve (12) months after they were made
• Interest scores and AI summaries are deleted on the same schedule as the visit records they were made from: ninety (90) days if not linked to a person, twelve (12) months if linked
• Staff notifications about a visitor's return or new matching listings are deleted after one hundred and eighty (180) days, or with the visit records they came from if those go first
• Daily page-view totals, which identify no one, are kept for up to two (2) years
• Marketing consent records are retained for the duration of consent plus one (1) year

8. Children's Privacy

The Platform is not intended for individuals under the age of eighteen (18). We do not knowingly collect personal data from children. If we become aware that we have inadvertently collected personal data from a child under 18, we will take prompt steps to delete such data from our systems.

9. International Data Transfers

As AI HOMES operates across multiple markets, your personal data may be transferred to and processed in countries outside the United Arab Emirates. When we transfer data internationally, we ensure that appropriate safeguards are in place, including:

• Standard contractual clauses approved by relevant data protection authorities
• Data processing agreements with all international service providers
• Assessment of the data protection laws in the recipient country
• Implementation of supplementary technical and organisational measures where required

10. Changes to This Policy

We may update this Privacy Policy from time to time to reflect changes in our practices, technologies, legal requirements, or other factors. When we make material changes, we will notify you by posting the updated policy on the Platform and revising the "Last updated" date at the top of this page.

We encourage you to review this Privacy Policy periodically. Your continued use of the Platform after any modifications constitutes your acceptance of the revised policy.
